Fair Credit Reporting Act

The Fair Credit Reporting Act, Public Law 91-508 requires that we notify you that as part of our normal procedure, a routine inquiry may be made.

This inquiry will provide application information concerning character, general reputation, personal characteristics and mode of living. Upon writtin request, additional information as to the natureand scope of the report, if one is made, will be provided.

Earnest Money Deposit Information

We will return this deposit if the application is not accepted. If it is accepted, this sum will be applied toward the security deposit. If the applicant refuses to sign the lease after we accept the application, our actual expenses incurred in processing this application will be deducted from the deposit and the balance will be deducted from the deposit and the balance will then be refunded.

The applicant acknowledges that the landlord is relying upon the information contained int his application. If any of the information provided is false or misleading, the landlord will refuse rent to such applicant and refund all earnest money deposit. I authorize the building owner or agent to contact any person, bank or company listed in this application for the purpose of ascertaining my ability to pay rent for this apartment and to determine my reliability and responsibility as a tenant. I specifically authorize contact with any present or past employer or landlord of tenant.

The purpose of this application is to determine whether I qualify as a tenant.  If my application is approved, the Landlord and I shall sign a written lease. I have no rental agreement with the Landlord before the time of such lease signing. I/we have been advised that the Landlord has actual knowledge of the following uncorrected building code or housing code violations that present a significant threat to the perspective tenant’s health or safety.

I hereby authorize the Landlord and Manager to investigate my credit and financial responsibility, past and current employment, income, rental and eviction history, conviction record and the statements made in this application, and to obtain a consumer credit report on me from a consumer reporting agency that compiles and maintains files on a nationwide basis.

I warrant and represent that I am at least 18 years of age and that all information and answers to the above questions are true and complete to the best of my knowledge.  I understand that providing false information or making false statements may be grounds for denial of my application.
